Facilities Management
Under Facilities Management Agreements, Diverse Group & DPX Projects not only coordinates and arranges the preventative maintenance of common infrastructure on behalf of the building owner, but ensures compliance obligations are understood and met. With over 1,400 Lots covering 30+ schemes under Agreements across Brisbane and the Gold Coast, Diverse Group & DPX Projects is fully resourced and capable of assisting the Body Corporate in achieving their long term aims for professional building management while optimising the property value.
Management of Defective Building Work Claims
The Qld Building and Construction Commission legislation affords building owners the opportunity to seek rectification of defective building works from the original builder for a period of six years plus three months from the date of practical completion. Successfully managing your claim, lodged with the QBCC, is a specialist area of expertise that appropriately licensed sub-consultants of Diverse Group & DPX Projects can supply to building owners. It is important to ensure that building defects are notified to the QBCC within three months of becoming evident in order to be successful in a warranty claim. Hand-Over & Induction Program for Management Rights
Bodies Corporate may now get support from Australia’s leading expert in caretaking duties performance and common property compliance matters when considering applications for assignment of management rights, “top-ups” or variations to existing caretaking agreements. As a vigilant risk management mechanism, Bodies Corporate are encouraged to enter into the our Management Rights Hand-Over & Induction Program which supports the Committee, the Vendor and the Potential Purchaser in an efficient transfer. The Body Corporate and Vendor can capitalise on a “fresh start” to the new caretaking agreement and ensure all non-compliances are addressed prior to Settlement. Caretaking Performance Management
Our system of objective performance assessment is unique to the industry. With over 1,200 community titles schemes having been audited by Diverse Group & DPX Projects in the past ten years our system of objective performance measurement against the caretaking agreement clarifies the responsibilities of all parties to the agreement, ultimately contributing to dispute resolution.
Caretaking Operations & Maintenance Manuals
Capture all the infrastructure management requirement in one comprehensive document package. The Operations & Maintenance Manual is a site-specific, custom made set of policies and procedures that link the body corporate’s obligations to maintain the common property compliantly with the proscribed scope of duties and obligations within the caretaking agreement. The O&M is designed to survive individuals and the content provides instruction on the compliant management of the scheme to be passed-on to committee to committee and building manager to building manager.
Body Corporate Compliance Auditing
While the body corporate manager will assist with compliance under the BCCM Act, Diverse Group & DPX Projects will give professional guidance on current obligations and responsibilities associated with infrastructure maintenance including fire legislation, WHS, and building codes.
Work Health & Safety Compliance Management Plans
As Person(s) Conducting a Business or Undertaking (PCBU), our Work Health & Safety Compliance Management Plan, when fully implemented and reviewed annually, will provide evidence of vigilance for both parties to the caretaking agreement as required under legislation.
